September is late to start thinking about winter. It’s the right time anyway.
Vancouver’s rainy season doesn’t arrive all at once. It builds through October and November, and by the time the first real storm hits, algae has usually already taken hold on shaded walkways, gutters are already clogged with summer debris, and parkade ramps are already collecting the grime that’s about to turn into a slip hazard. A fall power washing pass, done before the rain settles in, is one of the cheapest ways a strata council can head off winter problems.
Here’s a checklist to work through before the weather turns.
Clear Debris Before You Wash
Leaves, seed pods, and dust build up all summer, especially around drains and on flat surfaces like balconies and walkways. Power washing on top of a season’s worth of debris just turns it into sludge. A power sweep first, then a wash, gets a cleaner result and protects your drainage system from getting clogged with wet leaf matter once the rain starts.
Wash Entryways and High-Traffic Walkways
These areas see the most foot traffic and the least shelter from rain, which makes them prone to algae and grime buildup right when residents need solid footing the most. A fall wash resets the surface before slick conditions arrive.
Check and Clean Parkade Ramps and Drive Aisles
Parkades trap moisture and rarely get direct sunlight, so algae and oil residue build up faster there than almost anywhere else on the property. Cleaning ramps and aisles now, before winter tracking of road salt and grit begins, gives you a clean baseline and makes any new buildup easier to spot and address.
Inspect Drainage Before the Rain Tests It
While your crew is out cleaning, it’s worth having them flag anything that looks off with catch basins, downspouts, or drain grates. A clogged drain that goes unnoticed in September becomes a pooling problem in November.
Address Exterior Siding and Stucco
Algae and mildew streaks on siding tend to get worse, not better, once the wet season sets in. A fall wash removes the current growth and gives surfaces a head start against the months of moisture ahead.
Book Before Contractors Get Booked Solid
Every strata council in Metro Vancouver has the same idea in October, which means scheduling gets tight fast. Booking your fall power wash in September, while the ground is still dry and crews have more flexibility, tends to get better availability and pricing than waiting until the first cold snap.

A Clean Start to a Wet Season
EcoPlanet Property Services has been power washing Greater Vancouver strata and commercial buildings for over 20 years, and every fall we see the same pattern: the buildings that book ahead of the rain spend the winter looking cared for, and the ones that wait spend it playing catch-up. We also run a Winter Service Priority Program that includes snow removal planning alongside your fall exterior cleaning, so your building is covered on both fronts. Get in touch to book your fall power wash before the calendar fills up.
