Parkade maintenance rarely gets attention until something goes wrong. A parkade that isn’t cleaned regularly doesn’t fail all at once. It accumulates small problems: a slightly clogged drain here, an oil stain that keeps spreading there, a ramp that gets a little slicker each winter. Eventually those small problems add up to a real cost.
Regular cleaning is what keeps them small in the first place. Here are the four problems it prevents, and why they matter to your strata council.
Why Parkade Maintenance Gets Overlooked
Parkades are out of sight for most of the day. Residents drive in, park, and head upstairs without looking closely at the concrete. That makes gradual decline easy to miss until it shows up as standing water, a slip incident, or a line item in the depreciation report.
A consistent parkade maintenance routine catches these issues while they’re still cheap to fix.
Problem 1: Clogged Drains
Parkades rely on floor drains to manage water from rain tracked in on vehicles, washdowns, and general moisture. Debris, sand, leaves, and grit gradually clog these drains if they’re not cleared as part of a regular cleaning routine.
A clogged drain doesn’t announce itself until it’s already causing a problem: standing water after a heavy rain, or worse, water finding another way out, potentially into areas it shouldn’t reach. Regular power sweeping and periodic drain checks catch this buildup before it becomes a blockage, which is a far cheaper fix than dealing with water damage after the fact.
Problem 2: Oil and Fluid Stains
Vehicles drip. It’s unavoidable, and a stain or two isn’t a structural problem. But oil and other fluids left untreated work their way into porous concrete over time, becoming harder to remove the longer they sit.
Regular cleaning, with power scrubbing for stains that have already set in, keeps small drips from becoming permanent, spreading stains. We cover the difference between routine washing and deeper scrubbing in our guide to power scrubbing vs. power washing.
Problem 3: Slip Hazards
Algae, standing water, and oil residue all make parkade surfaces slicker than they look. That’s especially true on ramps, which see the most consistent traffic and are exactly where a slip carries the most risk.
This isn’t just a comfort issue. Under BC’s Occupiers Liability Act, property owners and strata corporations owe a duty of care to keep premises reasonably safe, and that includes the parkade. We cover this in more detail in our guide to snow and ice removal liability, much of which applies to slip hazards generally, not just winter conditions.
Problem 4: Concrete Deterioration
Beyond the immediate hazards, prolonged exposure to moisture, oil, and in winter, road salt, accelerates the deterioration of parkade concrete. Chloride from salt is damaging enough that Environment Canada has a Code of Practice for the environmental management of road salts.
What starts as surface staining can, over years of neglect, contribute to cracking and more serious structural wear. That’s the kind of expensive repair that shows up as a major line item in a depreciation report rather than a routine maintenance cost. Our guide to winter salt damage covers this in depth.
What Regular Parkade Maintenance Actually Prevents
- Drain blockages that lead to standing water or water intrusion
- Permanent staining from oil and fluids that have had time to set
- Slip-and-fall incidents on algae- or oil-slicked surfaces
- Accelerated concrete deterioration from prolonged exposure to moisture and salt
Each of these is meaningfully cheaper to prevent through routine cleaning than to fix after the fact. That’s the core argument for treating parkade maintenance as an ongoing program rather than an occasional deep clean. For a season-by-season plan, see our year-round parkade cleaning schedule.
