The Avila is a large space, with 21 floors and 103 units, high traffic and shared amenities. This includes a large pool, gym, rec centre, showers, various meeting rooms and a multi-level, underground parkade. Carpet cleanliness was one of the main challenges the building faced. The cleaning organization and processes also had room for improvement.

First Service Residential hired us for out-of-scope services, such as carpet cleaning and parkade scrubbing. We were then awarded a full-service, daily general janitorial contract. This enables us to carry out everything from minor repairs and maintenance to general cleaning services.

Here’s how we helped make The Avila cleaner and with more streamlined organization. The SWEPT application makes the system more streamlined, allowing us to manage our employees, inspections and daily tasks.

Carpet Cleaning: Best Janitorial Services from the Bottom Up 

Taking care of the carpets was our first task at The Avila. These were one of the building’s biggest issues. 

The carpets were previously harbouring a lot of dirt, making them less attractive and hygienic than they could be. We used our advanced solutions and methods to clean The Avila’s carpets far below the surface. The building’s carpets now not only look clean, but are also free of substances that could cause long term health concerns.

We maintain the building to a high standard with regular carpet cleaning. We clean The Avila’s carpets twice a year, and carry out carpet spotting quarterly. This means we’re able to catch any spills or stains, and avoid build up of dirt.

 

Amenities: Cleaning & Maintaining the Gym, Pool, Parkade, Rec Center and Other Common Spaces

Strata residents in two buildings use The Avila’s Rec Centre. This results in high traffic, which requires regular cleaning and maintenance. To ensure this, we have one member of staff committed to cleaning the Rec Centre every weekday from 12pm to 4pm, as well as over the weekend. 

Regular pressure scrubbing is required in the multi-level underground parkade. The main entrance area also gets pressure washed regularly by our trained technicians as an out-of-scope service. This ensures no build up of dirt or grime can occur in either area. 

We use microfiber cloths to remove all dirt, stains and contamination in a single wipe. These types of cloth attract dust, bacteria and moisture, but do not allow them to penetrate the fibers. Dirt isn’t being spread around, and less product is required.  

As well as being good cleaning tools, microfiber cloths are also easy to clean and sanitize. Our teams have fresh, germ-free cloths for every cleaning mission. We also colour-code the cloths to ensure maximum cleanliness and avoid cross-contamination across different areas.

Cost-Effective Cleaning Makes Strata Council Happy

We use the Buckeye Proportioning System to ensure clients and Strata residents experience a safe, clean environment while saving money and reducing waste. 

We installed two dispensing units at The Avila, which allows our cleaners to have quick, easy access to just the right amount of concentrated, automatically diluted solution. This approach reduces the amount of harmful chemicals onsite, as well as the level of airborne germs. 

Buckeye is manufactured with 83% less plastic than rigid containers. This means its packaging and chemistry are not only eco-friendly, but make economical sense too. Concentrated products also save on additional freight or fuel charges to ship water, making them a more cost effective option.

Easy to Manage Janitorial Systems for Strata, Property Managers, and Cleaners

Two separate buildings use The Avila’s rec centre. This means there’s a lot of traffic and high-touch areas that require thorough and regular cleaning. The space is now cleaned in a more organized, transparent way via  the following measures:

  • Decluttered the janitor’s room to make a cleaner, organized space for our cleaning solutions and materials;
  • Introduced SWEPT, an app which offers real-time communication using photos, text message and more. This means our clients can communicate quickly and efficiently with our managers, and don’t have to be “on site” to check on progress.

We are also introducing a QR code in common areas for residents to give any further feedback. This goes through the SWEPT app, so our cleaning team can address any concerns and view any positive remarks. 

The Avila’s concierge also relays communication between Strata Residents and Eco Planet janitorial staff. This helps to ensure a clear line of communication between the client and our team. We carry out all cleaning jobs, and any extra required tasks, fully and efficiently by our team of professional, experienced cleaners.
