Quick answer: Vinyl composition tile (VCT) is porous and depends on a floor finish to look good and resist wear. Good VCT maintenance means daily dust mopping and damp mopping with a neutral cleaner, regular burnishing or buffing to keep the finish glossy, periodic scrub-and-recoat to refresh the top layers of finish, and full stripping and refinishing only when the finish is worn through or discoloured. Following that cycle saves money because full strips are the most expensive step.

VCT is everywhere in commercial and strata buildings: back corridors, service rooms, parkade lobbies, storage areas, offices, schools and clinics. It’s durable and inexpensive, but only when it’s maintained the right way. Without a finish program, VCT turns dull, porous and blotchy quickly.

Why VCT Needs a Finish

Unlike sheet vinyl or luxury vinyl tile with a factory wear layer, VCT is designed to be protected by applied floor finish (often called “wax,” although modern finishes are usually acrylic polymers). The finish is what wears; the tile underneath is protected. Maintenance is mostly about caring for that finish and renewing it before the tile itself is exposed.

The Four Levels of VCT Care

1. Daily maintenance

  • Dust mop to remove grit before it scratches the finish
  • Damp mop or auto-scrub with a neutral pH cleaner
  • Spot clean spills promptly
  • Keep entrance matting in place to catch grit and water

Avoid harsh or high-pH cleaners for daily work. They soften and dull the finish.

2. Burnishing or buffing

Burnishing with a high-speed machine restores gloss by smoothing the finish surface. Frequency depends on traffic and how glossy you want the floor: high-visibility areas may be burnished weekly, back corridors monthly.

3. Scrub and recoat

When the finish is scuffed and dull but not worn through, the floor can be deep scrubbed to remove the top layers and dirt, then given fresh coats of finish. This restores appearance at a fraction of the cost and time of a full strip.

4. Strip and refinish

When finish has built up unevenly, yellowed, trapped dirt or worn through to the tile, all of it is removed with a stripper and the floor is refinished with multiple new coats. This is the most disruptive and expensive step, and a good program spaces it out as long as possible.

Suggested Schedule

Task High-traffic areas Low-traffic areas
Dust and damp mop Daily Several times a week
Burnish Weekly to monthly Monthly to quarterly
Scrub and recoat Two to four times a year Once or twice a year
Strip and refinish Once a year or less Every few years

Common VCT Problems and Causes

  • Black heel marks: normal wear; remove during daily care or burnishing
  • Dull, hazy finish: often caused by dirty mop water or high-pH cleaners
  • Yellowing: old finish, dirt trapped between coats, or UV exposure
  • Powdering: finish breaking down from harsh cleaners or over-burnishing
  • Slippery floors: residue, wrong finish, or too much finish buildup

Safety and Slip Resistance

A properly applied finish should not make floors slippery. Many commercial finishes are designed to meet slip-resistance standards. Problems usually come from residue, contamination or wet floors, so keep “wet floor” signage and good entrance matting in place.

Frequently Asked Questions

Is VCT the same as LVT?

No. Luxury vinyl tile has a factory wear layer and usually doesn’t need a finish program. VCT does.

How many coats of finish does VCT need?

After stripping, several thin coats are typical. Thin coats dry harder and look better than a few heavy ones.

Can we skip stripping and just keep recoating?

Up to a point. Eventually the buildup traps dirt and yellows, and a full strip becomes necessary.

How long does a strip and refinish take?

Areas need to be closed until the finish cures. Most jobs are done overnight or over a weekend.
